As was discussed in the 2005, Impotant Website Announcement (click this link for review) , changes HAD to be made for the upgrade and survival of this real estate website. This was the reason why we opened the website to a few select individuals and thus, "SUPERMembers" were born.


Please note that your current group is currently at : REGULAR Members which means that you can STILL post new topics but only under the following threads:

• BROKER'S LOUNGE
• Buy and Sell Stuff (Free for all ads for buying / selling)
• Kapihan - Anything Goes
• About the website

REGULAR Members who try to post their property in the PREMIUM AREA (areas not mentioned above) will be given a warning. Subsequent "invalid posts" will be given another warning and suspension for 5 days. Repeat offenders may be banned temporarily from the website without any further need for explanation.

Ad posts are also valid for only 3 months UNLESS there is RELEVANT activity in the thread. Moderators may DELETE posts as they see fit without need for explanation.

The PREMIUM AREA has been identified as the area most likely to be visited by potential buyers because of the direct links to it from the main page.

Being a SUPER Member is easy. A 2006 one-time support fee of P3,000 to cover for the website's hosting and maintenance fee will be requested. Those who will be donating after July 30, 2006 will be requested a support fee of P2,000. This promo is valid until December 30, 2006 after which, all SUPERMember privileges will be terminated.

As a SUPERMember you are given the following upgrades aside from the ones currently being enjoyed by Regular Members:

• Flood control is dis-enabled (no more waiting/queing time)
• Total of 250 storable PM messages
• Unlimited posting of new topics in ALL member areas
• Access to the PREMIUM AREA
• Access to "hidden areas"
• Upload of pictures in their posts without need for third party sites
• Ability to EDIT own posts
• one year (up to December 30, 2006) ad validity (even without activity).
• "I am looking for" buyer's list is now only visible to SUPERMembers
• Promos and freebies that MAY be introduced (i.e., txt2buyers, stickers, shirts, web ads, free website, etc.)
• Exclusive Buyer's inquiry list to be emailed regularly as we receive them

Take note however, that a SUPERMember is not exempt from being suspended or given warnings. Let us still maintain order and decorum within the website.

The following are still not allowed for ALL MEMBERS:

• use of excessive, foul and improper language
• direct attack on any member, project, or developer
• outbound links to other real estate websites
• spamming or posting of the same ad-related messages repeatedly
• no-nonsence posts like, "hi", smilies, "*bump*", etc.

Please READ and understand the above guidelines as your support fee is non-refundable. This is because we will be using the fees to pay for our monthly website maintenance and promotion expenses.

Some updates / action plans of the PinoyBroker Team being undertaken:

We shall start our "thread cleaning and deleting" until end of March 2006.

Cleaning would mean deleting of ads that were left "unattended" or bear "incomplete" details / descriptions of their ads.

Unattended means no update or reply for answer from the thread starter for more than 3 months.

Past threads (i.e. open house sched for last year, seminar scheds held last year, etc) will also be subject for deletion.

The Listed Properties Area (Premium Area) will also be "cleansed" and will be reserved for our SUPERMembers. This area is the one MOST visited by potential buyers.

Active threads within the "Listed Properties / PREMIUM" Area will be moved to the General Section devoted for Sellers of ALL ITEMS starting immediately.
